A city with an architectural position

Most Orange County cities will accept whatever you build inside them. San Juan Capistrano has a view. The city protects its Spanish and Mission character, the Los Rios district is among the oldest continuously inhabited streets in California, and the Hunt Club is a genuine working equestrian community rather than a themed one.

That matters for a kitchen more than people expect. The architecture here has a strong vocabulary — arches, thick wall reveals, timber, tile, warm tones — and a contemporary flat-slab kitchen dropped into it does not read as a bold contrast so much as an argument the house is losing.

So we start with what the building is, and whether the kitchen currently agrees with it. Usually the honest recommendation is a traditional register done properly: custom cabinetry with arched detailing, real timber, and hand-finished surfaces that sit inside the architecture. We will draw the contemporary alternative too, and clients here reliably choose the former once they can see both.

The Hunt Club, and designing for a working property

The equestrian estates are large custom homes where the kitchen is generous and the back of the house is doing real work. The mudroom in a Hunt Club property is not a suburban mudroom: it takes boots, tack and weather, and it needs durable surfaces, proper hanging and drying space, and a floor that will tolerate all of it.

Specifying that with the kitchen rather than leaving it as spare space is the difference between a house that works and one that looks good in the front rooms. The same argument applies to the laundry and, in most of these homes, the bar.

The hillside tracts

Marbella, Rancho Madrina and the 1990s and 2000s hillside housing are Mediterranean in idiom and open-plan in layout, with cabinetry and worktops very much of their moment — glazed maple, speckled granite, heavy trim.

The layouts are generally fine. Refinishing to a calmer colour and replacing the granite with quartz or a warmer natural stone does most of the updating, and where the doors themselves are the problem, refacing over sound boxes handles it. New worktops carry more of the visual change in these houses than new doors do.

Bathrooms

The same architectural logic applies. In the older and estate properties, a bathroom that reaches for a hard contemporary look tends to sit badly against timber and tile; a warmer material palette with a properly built walk-in shower does not. Waterproofing and ventilation lead in every case — those are not stylistic decisions.
