Kitchen and Bathroom Remodeling in Rancho Santa Margarita
Ground was not broken in Rancho Santa Margarita until 1986, so there is no post-war stock here at all, no soffits to remove and almost no failing cabinetry. Every house is 1990s or 2000s production or semi-custom building, which changes the job completely: nothing is worn out, so a remodel is about correcting what a production builder economised on. That is a different conversation from every older city we serve, and it needs saying honestly rather than dressed up as restoration.
A city with no old houses
Rancho Santa Margarita did not exist as a community before 1986. There is no post-war stock, no 1970s tract housing, and essentially no failing cabinetry. Every home here is 1990s or 2000s production or semi-custom building.
That makes it the one city we serve where the honest opening line is that a remodel is probably not what you need. Nothing has worn out. The kitchens work. What they carry instead are the economies a production builder made twenty years ago, and those are worth fixing precisely because everything around them is sound.
What production building left out
Three things come up in nearly every RSM kitchen.
The interiors. The carcasses are fine and the drawer boxes are not — stapled, shallow, on basic slides. Replacing them with dovetailed boxes on proper soft-close runners, adding pull-outs and organisers, and re-hanging the doors on better hinges changes how the kitchen works every single day without altering how it looks. It is usually the best money in the project.
The island. A great many were sized to the drawing rather than to the household — too narrow to seat anyone comfortably, or with an overhang that does not take a stool. Rebuilding that one element, with a proper stone top, is often the whole job.
The surfaces. Tile, laminate and early granite, plus a tiled backsplash and a bullnose edge that date the room more than the material itself does. Quartz with a full-height slab backsplash resets it.
Where the doors themselves are the problem, refacing or refinishing over sound boxes is straightforward here, because the boxes really are sound.
Dove Canyon and the semi-custom homes
The gated and higher parcels have larger houses with volume ceilings and butler’s pantries, and the pattern shifts toward custom cabinetry: full-height runs that use the volume, and the built-in storage the original specification never included — a proper pantry, wine storage, a laundry and mudroom fitted rather than left as rooms with appliances in them.
The practical side
RSM has extensive association governance. For interior work that means access, parking and permitted hours rather than design, and in the gated communities the entry and delivery arrangements genuinely shape the schedule. We ask at planning so the programme accounts for them.

What Rancho Santa Margarita homeowners ask
Our kitchen is only twenty-odd years old. Is remodelling it premature?
A full remodel usually is, and we will say so. What is worth doing is correcting where the builder economised: drawer boxes, cabinet interiors, an island that was sized for the drawing rather than the household, and worktops. That is a fraction of a remodel and it addresses what actually annoys you daily.
The boxes are fine but the insides are cheap. Can that be fixed separately?
Yes, and in RSM it is often the best money in the whole project. Replacing drawer boxes with dovetailed ones on proper soft-close slides, adding pull-outs and organisers, and re-hanging doors on better hinges transforms how the kitchen works without touching how it looks.
Is granite from the 2000s worth replacing?
It depends on the slab and on how you feel about it — some of it is excellent and some of it is very much of its moment. Where it goes, quartz with a full-height slab backsplash is the usual replacement, and losing the tiled backsplash and the bullnose edge does more to update the room than the worktop colour does.
