The widest range of any city we serve

Newport Beach contains almost the full spread of Southern California housing inside one set of city limits. Balboa Island lots are often thirty feet wide, with vertical homes where the kitchen sits on an upper floor and there is effectively no side access. Newport Coast is hillside estate housing from the 1990s and 2000s. Corona del Mar and Dover Shores sit between them, established and generously sized, and frequently rebuilt.

So there is no standard Newport project. What is constant is the standard of finish. In these houses the tolerances are visible — reveals, mitred edges, how a slab returns at a corner, whether a cabinet run lines through with a window opening — and none of that is recoverable on site. It is decided in design and at templating, or it is not achieved.

On the Island and the Peninsula, delivery is design

A tight footprint is a design problem you can solve on paper. Getting the answer into the house is not. On thirty-foot lots with a stair turn between the front door and the kitchen, a full-size island top may not physically go in whole.

That is why we template on site rather than off the plan, and why seam placement here is a conversation about the stairwell as much as about the veining. Getting that wrong is expensive in a way that no amount of good cabinetry design compensates for.

The coastal specification

Salt air reaches these houses constantly. Hardware corrodes first — hinges, slides and pulls — so we specify for coastal conditions rather than defaulting to a standard finish. Sealed finishes and properly ducted extraction follow. On the Island and the Peninsula this is simply how the job is done; further inland it is still worth doing.

Newport Coast and the ornament of its decade

The hillside estate kitchens are large, well built, and heavily marked by when they were made: glazed cherry, applied corbels, islands sized for the fashion rather than for how the room is used. Very little of that is failing.

Refinishing to a calmer register and removing the applied decoration resets those rooms far more cheaply than replacement, and where the island genuinely does not work, rebuilding that one piece is usually the whole project. New stone does the rest.

Bathrooms in Newport Beach

Primary suites in the larger homes want material and comfort — book-matched slab, a proper walk-in or steam shower, heated floors. On the Island, bathrooms are small and vertical, and the constraint is the same one as the kitchen: what can be carried up, and where the seams land.
